Once your home has been made ready for showing
(see sellers tips below), and a selling price has been
established, the most important thing after that is its availability
to be seen by the prospective buyers.
The next thing to consider is how will your agent actually markets
your home. If given the opportunity for an interview, I will explain
to you in detail, the steps we take to make sure your home is
actively marketed. Too many agents nowadays only stick a sign
in someone's yard, and wait for someone to buy their listing.
There are many marketing tools available to all agents--all it
takes is putting those tools to use--and I do just that.
TIPS FOR THE HOME SELLER
Selling one's home, usually will require some preparation from
the homeowner also. The first impression by prospective buyers,
is one of the most important and sometimes over-looked elements
in selling a home.
Things that will enhance the sale of your home:
First impressions are lasting: Make sure the
front of your house is clean and inviting, keep your lawn and
hedges trimmed and manicured. Remove leaves and debris from walks.
Make sure that your pool is clean. A small investment in painting
will make your home look fresh and return more in the selling
price.
Pay attention to detail: Minor flaws will detract
from your home's value. Fix loose knobs, torn screens, dripping
faucets, clogged drains. Pay special attention to odors from pets
or cooking.
Bright, clean, charming: Make sure your bathrooms
sparkle, clean out messy closets, box up things neatly in the
attic or basement. Create a warm, friendly atmosphere with fresh
flowers, lots of light, a fire in the fireplace in winter, open
windows in summer.
Three's a crowd: Avoid being present during a
showing; the prospect will feel like an intruder and hurry through.
Leave and take your pets with you. If you can't leave, step outside
of the house and don't force conversation. If the agent has a
question, he will ask you.
Avoid looking cluttered: While your knick-knacks
may have given your home the personal touches that you have enjoyed,
they may make it difficult for some buyers to envision the house
as their own. Put as much of it away as you can. This will also
give your home a more spacious look and feel.
Counters and Cabinets: A very important feature
to most house hunters is plenty of counter and cabinet space.
Clean off counters, and make sure your cabinets do not look like
they are busting at the seams.

No need to tempt anyone with your belongings. If you have pets,
hopefully, they can be put up while the house is being shown.
Normally, you will have the most activity showing your home during
the first few weeks that your house is on the market. The reason
for this is that there are buyers who are waiting for the right
house, with the right price, to become available. When new listings
appear in the MLS, both buyers and their agents are waiting to
see them. Also, when new listings are posted, I take several steps
to make sure top agents who market in your area will be made aware
of your new listing, and they will bring prospective buyers to
look right away.
A property will usually sell for the highest price during
these first few weeks!
This then is the most important time to make sure to have the
house clean, uncluttered, painted, and whatever else it takes
so it shows the best. When you leave for work, make the beds and
put the kids toys away. Open blinds and curtains letting in plenty
of daylight.
